For nearly ten years, Ryan Swanson attorneys have provided legal counsel to the ground lessee/developer of The Lodge at Saint Edward Park in connection with the negotiation of a sixty-two year ground lease with the State of Washington Parks and Recreation Commission and $55 million rehabilitation of a historically significant structure centrally located within the park. The firm also represented the client in negotiation for the purchase of a neighboring nine acre waterfront parcel that was eventually contributed to Saint Edward State Park under and Exchange Agreement with the State of Washington. The project involves many unique forms of financing, including both C-PACE debt financing (the first C-PACE loan closed in King County) and Historic Tax Credit equity investment under a federal tax credit program administered by the United States federal government.
