SEATTLE (September 1, 2023) – Seattle-based law firm Ryan, Swanson & Cleveland, PLLC announced the relocation of its office to Rainier Square in downtown Seattle, effective October 1, 2023. The new address will be 401 Union Street, Suite 1500, Seattle, WA 98101.

Since John Ryan, Sr. moved his law practice into the Globe Building at 1st and Madison in Seattle at the turn of the 20th century, the firm has relocated six times over the years. All situated in downtown Seattle, the firm’s offices resided in the Alaska Building (1913, Seattle’s first steel-framed skyscraper), the Pantages Building (1920), the Northern Life Building (1930), the White Henry Stuart Building (1941), the Bank of California Building (1974), and 1201 Third Avenue (1988) which they will leave this year. Many of these historic buildings are still standing today.

Rainier SquareRyan Swanson will occupy the 15th floor at Rainier Square, a 58-story tower with a total of 734,000 square feet of office space. Capturing a “prominent position in Seattle’s skyline,” Rainier Square is a hub of business, culture, hospitality, and retail, with excellent access to transportation and everything that makes downtown Seattle special. Rainier Square boasts a perfect transit score of 100, with access to I-5 just blocks away, light rail across the street, the Monorail two blocks north, and an assortment of public transportation options right outside the door.

“We are thrilled to announce our upcoming move to the iconic Rainier Square in the heart of downtown Seattle,” said Brian Lewis, head of Ryan Swanson’s Office Relocation Committee and chair of the firm’s Real Estate Group. “This landmark 58-story tower, with its commanding presence in Seattle’s skyline, fits perfectly with our vision for growth and innovation. Rainier Square will not only elevate our productivity and creativity but also strengthen our ties to the incredible city of Seattle, where we have collaborated with colleagues and clients alike since 1897. We eagerly anticipate the move and look forward to beginning this exciting new chapter on October 1, 2023.”

Managing Director Bryan Graff added “Rainier Square is more than just a building; it’s a dynamic hub where business, culture, hospitality, and retail converge. This move marks an exciting new chapter for our firm’s employees, as we position ourselves at the center of a thriving ecosystem that embodies the essence of downtown Seattle.”
